This article explains how to use manual takeoff tools to calculate areas, counts, and linear quantities inside the takeoff tool in Contractor Foreman.

Manual vs. Automatic Takeoffs

There are two approaches when building takeoffs:

  • Review and edit auto-generated takeoffs
  • Create takeoffs manually from scratch

This workflow focuses on the manual approach, using examples such as:

  • Tile flooring area in a bathroom

Organizing Takeoffs in the Legend

Before drawing any takeoffs, organization is critical.

  1. Open the Legend tab on the left panel.
  2. Create a new folder named Tile Flooring.
  3. Create another folder named Hardwood Flooring.
  4. Add subfolders to further organize quantities:
    • Under Tile Flooring, add Bathroom
    • Under Hardwood Flooring, add Dressing Room

Structuring takeoffs before drawing simplifies review, reporting, and exporting later.

Drawing an Area: Tile Flooring

To create a manual area takeoff:

  1. Right-click the Bathroom folder and select Draw Area.
  2. Click around the bathroom perimeter to outline the tile area.
  3. Zoom in for precision or remain zoomed out for speed, depending on your workflow.
  4. Exclude areas where tile does not apply, such as under fixed cabinetry or fixtures.
  5. Press Enter to complete the shape.

Once completed, the system calculates and displays the total tile area.

Editing Area Takeoffs

If adjustments are needed:

  • Select the area to reveal control points
  • Add new points to refine corners or transitions
  • Move edges to better align with the drawing

This flexibility allows you to balance accuracy and efficiency based on estimating requirements.

Using the Count Tool

The Count tool is used for items that are quantified individually.

  1. Right-click the appropriate folder and select Count.
  2. Click on the item to be counted, such as a lavatory.
  3. Rename the item clearly to identify its type.

Different fixture types should be counted separately to ensure clarity when exporting quantities.

Common uses for the Count tool include:

  • Lavatories
  • Bathtubs
  • Doors
  • Windows

Drawing Line Takeoffs

Line takeoffs are used for linear elements.

Typical applications include:

  • Wall lengths
  • Backing
  • Railings
  • ADA grab bars

To create a line takeoff:

  1. Select Draw Line.
  2. Click along the element to be measured.
  3. Press Enter to complete the line.
  4. Rename the line and optionally change its color for visual clarity.

Line takeoffs can be selected and adjusted at any time.

Summary

Manual takeoff tools provide complete control over intent and accuracy.

  • Areas are used for flooring, ceilings, and finish surfaces
  • Counts are used for fixtures, doors, and windows
  • Lines are used for walls and other linear elements

Manual takeoffs complement automatic takeoffs and are essential when precision or customization is required.
